GRA specializes in several key planning areas:

Strategy
Prior to proceeding with a planning process, due consideration needs to be given to a project and its level of associated risk.
Many factors can impede the success of a project and these need to be considered and evaluated so that the client can be clear about the projected outcomes that can be achieved for their respective project.
With all projects GRA will conduct a review and assess all relevant Local and State planning legislation, site constraints and opportunities, and our previous experience with similar projects before then providing the client with advice on how best to handle the planning application and its final design.
It is through this foresight and pre-planning that GRA is able to secure timely approvals as well as maximising yield and profitability.

Master Planning
Master Planning involves a broad-brush approach to the large scale planning of land use activities. It is standard GRA practice to assign an in-house team to major Master Planning projects. Generally the team will consist of a senior project director/coordinator, a town planner(s) and the full resources of our Design Studio. Additional staff will be utilised depending on the project to ensure that the client’s timing objectives are achieved.
GRA will also assemble and coordinate the best possible consultant team or work with the client’s chosen consultant team. We believe that a coordinated and driven project team facilitates innovation to enhance the potential to achieve our client’s goals and objectives.
GRA now provides it’s clients with a dedicated Design Studio which specifically focuses on Master Planning and Urban Design projects. A Design Studio plan is not only technically sound but is visually attractive which will assist in the presentation of the best planning outcome.
Our Master Planning expertise can be viewed with such projects as Port Bouvard, Glenfield Beach Estate, Woorree New Townsite and Gidgegannup townsite.

Urban Design
GRA provides it’s clients with a dedicated Design Studio which specifically focuses on Master Planning and Urban Design projects. A Design Studio outcome will be based on ‘new-urbanism’ principles tailored to the specific site requirements. With backgrounds in graphic design, architecture, multi-media, drafting and urban design the Design Studio can prepare high quality presentation material in a range of presentation and visual display formats that clearly demonstrate the best possible planning outcomes and client objectives.
Our Design Studio can prepare the range of standard planning documents including Master Plans, Structure Plans, Outline Development Plans, Subdivision Guide Maps, Subdivision designs, Design Guidelines, Built Form concepts and Detailed Area Plans.
We have significant experience and expertise in the design and planning of residential developments, particularly coastal developments. This includes canal estates, beachside developments, marinas and high density coastal living. Our experience is evident in our Planning and Design of the Port Bouvard Estate, which is one of Western Australia’s premier residential lifestyle developments, which includes 2000 homes spread over the marina, canals, golf course, town centre and high density apartments. Other coastal development design projects include the Glenfield Marina and Canal Estate, the Bandy Creek Harbour Redevelopment, and the Augusta Marina and Canal Estate.
We also have a track record in involvement with developments that include innovative sustainable initiatives, such as solar lot orientation, water sensitive design, water recycling, solar energy generation, housing design, rehabilitation and sustainable planting. These include Evermore Heights, the Gidgegannup Townsite expansion, Raine Square redevelopment and Beldon Green Shopping Centre.

Town Planning
Town Planning is a fundamental area of our work and requires a wide range of experience and expertise. Once the project strategy has been developed and endorsed, GRA can undertake the town planning requirements on behalf of our clients.
GRA is recognised as one of the leading advocacy practices in Western Australia. We are equipped and experienced to complete planning studies, town planning scheme reviews, physical planning and subdivision / urban design for residential, industrial, commercial, retail, rural and special rural developments. In addition, we also prepare and manage town planning applications, development approvals, concept and structure plans, rezoning submissions and town planning appeals.
GRA is experienced in the essential and often difficult area of statutory planning and liaising with Government authorities. We have established a sound working relationship with agencies within all tiers of Government, which enables our Practice to best negotiate desired outcomes on behalf of our clients.
We also have a comprehensive understanding and ongoing involvement in the appeals process within Western Australia. GRA has a track record of providing high quality and effective representation when applications have not been granted approval.

Project Management
GRA has established a dedicated Project Management division that undertakes both civil and built form projects. While project management has formed a part of the GRA skills base for some years, due to the volume and variety of project management work that was being sourced, it was decided to formalise and up skill this division.
As the land development and building processes become increasingly complex due to a myriad of environmental, planning, design, and health and safety regulations, the ability to succeed in managing and implementing a project from start to finish is critical. We believe that a Project Manager is critical to ensure that the client’s vision for the development becomes a reality.
The company’s Project Management team is focused on the delivery of highly successful projects, which meet and exceed client expectations for budget, timing and quality. By enhancing industry processes and assisted by the Project Management staffs’ experience we deliver the best outcomes for our clients.
One of the areas in which our reputation has developed is through our involvement in land subdivision and built form development, from planning through to completion. With our foundation in town planning, GRA is ideally placed to provide these fundamental project management services. Accordingly we take an holistic approach to Project Management that recognises how engineering, marketing and urban design initiatives translate to delivery of land to the buyers.
GRA also has a proven track record in the successful construction of buildings. We have been involved in the delivery of built form construction of schools, commercial/retail buildings and residential apartments. Our primary goal is to achieve our client’s expectations and vision for each project. We undertake the tasks of builder procurement, contract administration and the coordination of the consultant team.
Our Project Management skills and expertise have been extensively applied to broadacre residential subdivisions; rural and industrial estates; and major building projects, such as multi-level residential apartments and home unit developments, shopping centres, commercial premises, and health and educational institutions.
