Strategy
Greg Rowe and Associates was appointed to create the first Marina and Canal estate within Geraldton which also comprised of an adjoining subdivision of some 2,500 lots, being the largest estate of its kind in the area and worth in excess of $250 million.
There were a number of environmental considerations for the site including the need to preserve an area known as Rum Jungle which was a flood plain and conservation area. In addition Greg Rowe and Associates was required to take into consideration surf breaks, coastal setbacks and engineering requirements in designing the canals.
Design
Greg Rowe and Associates was able to secure approval for over 500 residential lots prior to structure plan approval, which reduced time delays by approximately two years.
Greg Rowe and Associates also achieved Council initiation of a new Marina and Canal zoning for the land supported by detailed Structure Planning, which focused on providing a natural flushing waterway environment.
Project Management
Within an 8 month period, Greg Rowe and Associates oversaw the earth working of 1.8 million cubic metres of coastal dune, the construction of over 200 residential lots with significant retaining walls, a major water main and significant soil stabilisation.
In the following year, Greg Rowe and Associates managed a significant road and round-a-bout construction, estate landscaping and the creation of approximately 40 premium residential lots.
In addition the project introduced a new technique for stabilising the sand dunes in Geraldton so that preliminary works could be undertaken outside of the summer moratorium on subdivision construction.
