Strategy
Greg Rowe and Associates was appointed to work in conjunction with Nix Management; an eastern states based project management company, to project manage a portion of the refurbishment and new construction for the 30 year old Rockingham Shopping Centre. The total refurbishment programme will ultimately increase the shopping centre size by approximately 40%.
Another project management company had managed this project for a period of 15 months prior to the Nix/Rowe (Nix Management and Greg Rowe and Associates) team being brought in at April 2008. The prime objective for the team was to ensure the project met time, quality and budget KPI’s.
What was key to this project was the effective management of all existing shop keepers and clientele, as the centre was to remain open while the $180 million refurbishment programme was being undertaken. This was also the largest shopping centre refurbishment programme of its kind in WA.
Project Management
Greg Rowe and Associates introduced a number of processes to ensure that consultants performed to optimum levels, ensuring delivery of assessments for the base build as well as new tenancy construction requirements (which were constantly evolving). In a heated building market working closely and supporting the builder with these improved systems allowed them to minimise down time and ensure greater continuity of subcontractor trades.
Greg Rowe and Associates was also required to audit all costs on an ongoing basis to manage variations to budget.
Greg Rowe and Associates’ understanding of architecture, built form process and contractual responsibilities meant that the project team were able to handle any queries, which otherwise may have delayed the process.
The project team, in being able to minimise assessment and variation delays, has strongly contributed to the project timeframes being achieved. Three of the five stages have been completed and these were delivered in accordance with the program objectives.
