Greg Rowe and Associates was appointed by Port Bouvard Limited to facilitate the various planning processes and to act as the lead consultant in the preparation of a comprehensive masterplan for the Gidgegannup Townsite Expansion.

The Gidgegannup Townsite has been identified in the Gidgegannup Rural Strategy for expansion since 1992 and subsequently reflected in the State Planning Strategy and the North Eastern Hills Settlement Strategy. The implementation of these strategies had however been constrained by the multiplicity of land ownership within the locality and as a result, the difficulties encountered in facilitating a holistic planning and servicing outcome. In acquiring the majority of landholdings within the townsite area, Port Bouvard Limited was able to overcome the principal constraint to development being the provision of services.

Given the sites location and its environmental characteristics, service provision is also proposed to be addressed through innovative approaches that have not previously been embraced by the private sector. Once implemented, the Gidgegannup Townsite will act as a model for innovative servicing approaches whilst creating a unique residential community which is responsive to the natural environment.

Design

In order to facilitate the objectives of the Client, a multidisciplinary project team was established incorporating town planning, engineering, environmental, architectural, economic, community and sustainability consultants. A series of community workshops were undertaken within the existing Gidgegannup Community to inform the design process. The workshops led to the identification of nine specific community interest groups with whom further and more detailed consultation was undertaken.

Further to the consultation process and various site studies undertaken by the project team, a masterplan that addressed the specific site characteristics, community interests and in particular, the existing rural lifestyle within the Gidgegannup Locality, was prepared. The final outcome represents a masterplan which acknowledges the unique surroundings of Gidgegannup and has a strong focus on protecting and enhancing the environment. The ultimate development of the Gidgegannup Townsite will create a self contained community with due consideration towards economic, social and environmental factors.

The water management initiatives that are critical to the Gidgegannup Townsite development include a targeted 100% of water re-use throughout the Townsite in a fully integrated and privately owned and managed water treatment and re-use network.
