Strategy
Greg Rowe and Associates was contracted to create a Masterplan for 65 hectares of land which was to include a light industrial park.
The client was keen however to develop a specific zoning for the land which would permit for higher order commercial uses such as a Bunnings and showrooms.
Design
The final business park accommodated 150 lots ranging in size from 1500sqm – 2 hectares.
Focused on the intent of creating an amenable work place for staff who were located at the site, the final design also included walk ways, public art works and complementary businesses, such as Hungry Jacks.
Greg Rowe and Associates also designed two access roads to the site and hence increased the general traffic flow for businesses that relied on this type of customer including Shell, Colli Timbers and general purpose showrooms.
This design was then undertaken as a benchmark for a number of other business parks in the state.
Town Planning
By securing a special zoning for other uses in the Business Park, Greg Rowe and Associates was able to secure a diverse product for the client that delivered a successful development venture.
Project Management
Based on Greg Rowe and Associates performance during the design stage, the company was then engaged to project manage the implementation of the Business Park over a five year period and across nine land releases.
This scope of works included all subdivision approvals and associated feasibility studies as well as management of the civil contractor (water, sewerage, power, roads, telecommunications, landscaping and drainage infrastructure) and related consultants.
In addition Greg Rowe and Associates also worked in conjunction with the marketing team and recommended relevant adjustments to the lot sizes and design to suit the requirements of specific major purchasers, as well as a range of smaller occupiers.
